and a door that behaves.

Family garages in Nantyr Park are busy places, with kids ducking under the door and a bike wheel always somewhere near the track. We set the auto-reverse so it trips on a light touch, aim the photo-eyes properly, and make sure the door closes fully every time so the house stays secure behind it. Nearby, we also work in Nantyr and Simcoe Beach.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 35 in 100 homes · mixed ages
  • About 35% of homes in Innisfil were built in 1980 or earlier, according to the 2021 Census. In a mixed neighbourhood, some garages are detached with plenty of side room and others are tucked under a bedroom with little headroom, so opener and spring choices vary from house to house. Measuring at the door, rather than assuming, is how the right hardware is chosen.
  • Single-detached houses make up about 90% of homes in Innisfil (2021 Census).Where most homes are single-detached, nearly every property has its own garage door and its own opener, and the homeowner makes every decision about it. That makes for straightforward visits: one door, one owner, and a repair or replacement chosen at the house without anyone else to consult.

Garage Door Safety Inspection

Illustrative garage doors scene — Nantyr Park
The call
There is a new sound. Last week the door simply hummed up and down; now there is a bang at the top of travel and a scrape on the way back, and you have started standing well back while it moves.
First step
Watching one full cycle under power

Garage Door Panel Replacement

Two people holding a dented lower garage-door section above a separate white panel resting on the ground. — Garage Door Panel Replacement, Nantyr Park
The call
From outside, the horizontal groove between two sections now steps sideways by a centimetre. One section has shifted on its hinges after a roller jumped the track, and on the way down the door catches at exactly that point.
First step
Windows, struts and other details on the section

Garage Door Perimeter Weatherstrip

The call
The vinyl strip around the door used to be soft and white. Now it is grey and hard, cracked every few inches, and a piece near the corner snaps off in your fingers.
First step
The corners and the meeting with the bottom seal

Torsion Spring Replacement

Detached coil springs with end fittings and a cable rest on a bench in front of a closed garage door. — Torsion Spring Replacement, Nantyr Park
The call
Nothing broke outright, but the door has grown heavier each winter, opens more slowly and squeals as it moves. The springs on an older door have lost tension and the coils show pitting, so the system is asking for attention before it fails.
First step
Confirming the system layout

Anatomy of a garage door

ScaleNot to scale

Spring size is chosen by measurement, not by guess: wire thickness, inside diameter, length and the door's weight all matter. The services in this group start with those measurements so the new spring matches the door rather than the old part.

  1. Part 1The panels

    Garage Door Panel Replacement

After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.

  2. Part 2The springs

    Torsion Spring Replacement

Looking up at the coil above the door, you can see a clean split with a gap of several centimetres between the two halves. The rest of the spring looks fine, but the door has become almost impossible to move by hand.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

One of the little wheels along the edge of the door has a chunk missing, another sits crooked in its hinge, and there is a fine grey dust on the floor under the track where plastic has been wearing away.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The motor runs, the chain rattles along the rail, and the door does not move a millimetre. You notice the little carriage sliding back and forth on its own.

Garage Door Safety Inspection. On bright afternoons the door goes down a metre, stops, and climbs back up while the light on the opener blinks.

Things people wonder

What is the balance test and why does it matter?

With the opener disconnected, the door is lifted by hand. If it moves with light effort and stays put at waist height, the springs are carrying its weight as designed. If it drifts up, sinks or feels heavy, the springs are out of step with the door and the opener has been doing the lifting. That strain shortens the opener's life and can defeat its reversal settings, which is why balance is checked first.

How do I know whether the damage is only cosmetic?

Watch the door move. A cosmetic dent leaves the section flat at the joints, the door travelling without a catch, and the hinges and rollers seated normally. Signs that the damage goes further include a crease that reaches a joint or stile, a hinge screw that has pulled out, a roller sitting crooked in the track, a gap of daylight at a joint, or a shudder as that section reaches the track curve. Any of those calls for a proper assessment.

How do I stop the seal freezing to the door in an ice storm?

Wipe the fin with a silicone spray or a silicone lubricant on a cloth in late autumn and once or twice through the winter. The film cuts the odds of meltwater bonding the fin to the cold door face, though a hard freeze can still catch it. Avoid oil-based products, which soften vinyl. If the door does freeze to the seal, let the sun or a little warm water free it, dry the spot afterwards, and avoid forcing the opener.

Can a spring be adjusted rather than replaced?

A spring that is intact but has relaxed slightly can be given a little more tension, within limits, to restore balance; this is a normal adjustment on a door that has settled. A spring with a broken coil is replaced as a unit, since the wire has reached the end of its life. The technician checks the condition of the steel and recommends whichever restores a balanced, safe door.
